DUBLIN, Alameda County — October 23, 2026. Dublin homeowners evaluating a backyard home have access to a municipal library of eight ADU prototype designs, but should distinguish free planning resources from past financial assistance. The city’s Accessory Dwelling Units guide includes an ADU Manual, design examples, permit checklists and information on project fees. It also states that the separate ADU Accelerator rebate program ended September 30, 2026 and is closed to new applications.
What do the plans offer?
Dublin prepared eight different permit-ready prototype plans that homeowners can examine through the city’s online ADU plan library. The manual explains general ADU requirements and the difference between attached, detached and junior units. An ordinary ADU can include independent living facilities, and the city’s explanation describes junior ADUs as units of no more than 500 square feet within an eligible home. The right design depends on the type of primary residence and the site.
What does permit-ready really mean?
Being reviewed as a prototype can remove parts of repetitive architectural planning, but it does not establish that every lot fits the selected plan. Owners must check zoning, existing utilities, grading, fire access, foundation conditions and any additional agency approvals. The city’s residential project checklist includes supplemental permit application and fee waiver forms, which are distinct from the drawings themselves.
Is there still an ADU grant?
The ADU Accelerator pilot formerly offered rebates of up to $7,500 for some new ADUs and up to $15,000 for qualifying units deed restricted for lower-income housing for at least 20 years. However, the city’s current page clearly says no new applications after September 30, 2026. Homeowners who reserved funding before the deadline may remain eligible under the published terms, but a resident who never applied should not assume a check is waiting.
Are city fees waived?
Dublin’s guide identifies fee reductions or waivers based on project size through its ADU fees and waivers materials. Those incentives are not interchangeable with the expired rebate program. An owner still needs a detailed quote for building work, engineering, utility service and any separate agency charges. The cost of a manufactured or prefab unit should not be presented as the entire cost of a legal residential dwelling.
What building codes should the plans meet?
California’s current building-code cycle took effect in 2026. The city may need to revise a prototype or examine site-specific drawings under current standards; ask the permit counter whether a particular model is currently accepted as preapproved. A brochure with a permit-ready title is not proof that an application using an old drawing set will automatically be accepted this year.
