DUBLIN, Alameda County — October 23, 2026. Families shopping for a below-market-rate home in eastern Dublin have an approaching deadline: the city announced four three-bedroom homes priced at $575,615 each at the Francis Ranch development. Applications are due Friday, October 30, 2026, at 4 p.m. according to Dublin’s October 1 official notice. Applicants have one week remaining from this publication date, not months.
How large are the homes?
These are three-bedroom duet homes, between 1,795 and 1,839 square feet, offered by Trumark Homes. The BMR program targets households of three to six people. The below-market price does not establish final closing costs, homeowners’ association fees, property taxes or monthly mortgage payments; interested families should budget for those separately.
Income limits by household size
Dublin’s notice gives maximum household incomes of $175,800 for three people, $195,350 for four, $211,000 for five, and $226,600 for six. Eligibility also requires first-time homebuyer status and residence in the home as the owner’s primary residence. The program includes resale restrictions and other monitoring to preserve below-market housing.
What must be submitted?
Applicants must provide the BMR prequalification form, a loan preapproval and evidence of any preference points claimed. The city posts the instructions and eligibility rules at dublin.ca.gov/FRprequal. If financial documents are required, send them only to the official application route, not through a public news tip or unverified third-party form.
How does this compare with Dublin Centre?
Dublin separately announced two smaller one-bedroom BMR townhomes priced at $399,595 and a later November 16 application deadline. Those homes use different income and household-size limits and a separate application portal. Prospective buyers should not combine the two offers into one supposed six-home lottery.
Questions to check before a mortgage commitment
Read the deed restriction, first-time-buyer definition, whether a household size of exactly three through six is required, the financing conditions, and the city or developer’s documented ranking procedure. A lender’s preapproval does not establish that a household qualifies for the city BMR program, and a BMR prequalification does not guarantee a purchase.
